Payment of Rent

Penn Center Apartments understands the strain paying for college can place on a family.  We are happy to offers our tenants three payment options. Option 1: Full Semester Payment Payment due August 1st and January 1st. Option 2: Monthly Payments Nine periodic payments due the first of every month, starting August 1st. Option 3: Financial Aid Fall Semester -$375.00 due August 1st*. Semester balance must then be paid in full by September 1st. Spring Semester -$375.00 due January 1st*.  Semester balance must then be paid in full by February 1st. (*) Grant/Loan paperwork must be submitted to and approved by GN Associates. Tenant acknowledges that payment under this option is not contingent upon receipt of financial aid. Payment is due whether or not financial aid is received. All payments are due on the first day of each month in which the semester begins except for monthly payments. Monthly payments are due the first of each month. If the payment is not received by the fifth of the month, the Tenant shall pay a late fee. Late fee is $3.00 per day retroactive back to the first day payment is due. Apartment Care

All tenants are expected to keep their apartments clean and orderly. Paintings, posters, etc., may be hung on the walls.  Please use small nails or thumb tacks instead of stick-on tape or putty. Tape and putty cause considerable damage to walls when removed. Charges will be made at termination of the lease for these damages. Tenants are responsible for the condition of the furniture. The oak furniture may NOT be cleaned with water. Furniture polish is advisable. Please use coasters under your glassware. Fiberglass tub enclosures may only be cleaned with non-abrasive cleaners. Please be cautious when using products with bleach. Bleach causes damage to the carpet. INSURANCE: GN Associates is NOT responsible for your personal property. Should you be concerned with the possibility of fire, theft, or other casualty, you should contact your personal insurance agent about Renter’s Insurance. TOILET STOPPAGE: Should you experience a toilet overflow, immediately shut off the water by turning off the valve found at the base of the toilet. We have provided each apartment with a plunger which can alleviate most stoppages. We also remind all residents that at no time are they to flush sanitary napkins, tampons, disposable diapers, Q-tips, or rags down the toilet. This will result in a sewer-line backup which will not only damage your apartment but your neighbor’s as well. Toilet stoppages and damages resulting from negligence will be charged to the tenants. Please try plunging the toilet prior to calling emergency maintenance. If a maintenance person needs to be dispatched after 4:30pm and the toilet only needs to be plunged, a minimum fee of $25.00 will be charged. DISHWASHERS: Only...

Security Deposit Refund

Penn Center Apartments will hold the security deposit until the end of the lease and tenant vacates the apartment. The security deposit will be mailed to the address the tenant provides the landlord within 30 days of the move out date, minus the cost of cleaning, repairs, or replacements needed. A spreadsheet will be provided outlining all deductions for your records. Below is information on how to prepare your apartment to get the most back from your refund: Please make sure that your apartment is left in a clean and orderly condition. In addition to an overall cleaning of the apartment, particular attention should be given to the following areas which have been common problems in the past: The refrigerator, including the freezer, should be thoroughly cleaned. Be sure to clean the door gaskets of the refrigerator and freezer and underneath the vegetable drawer. Many times residents forget to remove food from the refrigerator. IT IS EXTREMELY IMPORTANT THAT YOU DO NOT TURN OFF THE REFRIGERATOR. PLEASE LEAVE IT TURNED ON AT THE #1 SETTING. The stove top, drip pans and the under-burners should be cleaned and wiped and free of all grease and grime. The under-burner is the part of the stove under the drip pans which catches the overflow of the drip pans. To clean the under-burner, you need to lift the burner, remove the drip pan and wipe down the visible surface of the stove that is normally covered up by the drip pan.  The oven, oven racks and drawer should be thoroughly cleaned with oven cleaner. Financial Aid Accepted

Two-thirds of full time college students pay for college with the help of financial aid. This is why Penn Center Apartments is happy to offer a payment option for students who use financial aid to pay for their college experience. Any student who decides to pay for their housing with financial aid will be required to show Penn Center Apartments proof that their loan has been approved. This is done via the students SIS page through the Penn College website.
